The rollout of 5G technology is intensifying infrastructure demand, with leading telecom providers in the U.S. alone planning over $34 billion in annual investment. This trend is mirrored globally as mobile data becomes a cornerstone of daily life.

Data Centers: Powering the Cloud and AI Boom

The rise of cloud computing, artificial intelligence, and real-time data processing is driving unprecedented demand for data centers. These assets have become central to the digital economy, enabling everything from e-commerce to machine learning.

In the U.S., data center capacity is expected to double, while Europe forecasts a tripling in IT load by 2030. Vacancy rates in major markets are near historic lows, pushing rents up and prompting rapid expansion—often constrained by power availability and permitting delays.

At the same time, AI-driven workloads are reshaping infrastructure needs, favoring high-density and liquid-cooled environments, hence the worldwide 15% annual increase that is expected in power consumption for the next 5 years due to these assets. These shifts highlight the sector’s strategic relevance and explain why data centers remain a priority for institutional investors seeking long-term exposure to digital growth.
